Fenced Plot 225m2 Vegetable plot and flower garden, 10 min walk from house with beautiful views to the village and mountains, free water supply.

The deeds for Grandfather's House (Casa de L'Avi) date it to 1934 but an exposed stone wall, built in the Moorish 'Espiga' style, suggests that the house has its origins some 500-1000 years ago. The house is situated in Carrer d'Enmig - one of the oldest streets in the village of Alpatró - it is normally very quiet as there is no car access.

Today the house has been totally reformed and has the benefit of double glazing throughout and oil central heating, a wood burner and an open fire as well as retaining the original stone walls, traditional Valencian curved beamed ceilings and some original woodwork and tiling. All carpentry and the plumbing fitments are of a very high quality. There are many charming original features and the top two floors, stairs and hall have terracotta tiled floors. The house has a fibre optic internet and phone connection.

Energy Performance Certificate D.

IBI 2020 418€

The ground floor of the house was previously rented as a Casa Rural. It has a separate entrance to the rest of the house and can be heated independently. It should be possible to reinstate the licence for rental, if required. The apartment currently has 2 hall areas, 2 double bedrooms, a bathroom and a separate shower room and a large open plan lounge/kitchen/diner. There is the possibility of making a 3rd. bedroom by constructing a single wall in the lounge area. The ground floor apartment has access to a large rear patio (with laundry area and space for an outside kitchen and cupboard for the central heating boiler and oil tank) and a first floor terrace. It is intended that the sale of the property will include all the furniture, white goods and equipment necessary for rental of the apartment (or for use as a 'granny flat' or for visitor accommodation). Other furniture/light fittings etc. in the house, unless specifically mentioned, may be available by agreement.

The first floor is accessed by a separate entrance doorway and hall area and has a second lounge, a luxury bathroom with separate shower and jacuzzi bath, a study area and 3 further double bedrooms. All bedrooms have fitted wardrobes with original restored wooden doors. 2 of the bedrooms have Juliet balconies and the possibility of installation of en-suite bathrooms. There is access to the terrace with stairs down to the patio.

The second floor has a spacious lounge/ kitchen/diner and 2 further terraces, one of which is partially roofed and has a sink and dishwasher area and there is also a small utility room with washing machine and sink. All white goods (except the bread maker) are included in the sale of the property and also some of the furniture on the upper 2 floors.

Outside areas The house has an unusual amount of outside space - a large plant filled patio and 3 terraces (one partly covered) meaning that sun and shade, when needed, can be found at all times of the year. All outside spaces have lighting for evening dining and the terraces have beautiful mountain views.

Included in the price of the house is a large modern garage (10x5m) with separate escritura, with workshop area and shelving, on an 84m urban plot. The garage has potential for upward expansion to make a 9m tall house. There is a small pretty garden at the rear with mountain views and a work area with a sink and water connected. The garage has lighting and an up and over remote controlled door. It is fully wired and ready for connection to the electrical supply. The garage is a minute's walk from the house. IBI 2020 74€

Included in the price is a 238 sq m fenced allotment about 10 minutes walk from the house with stunning mountain views. This has a vegetable plot, with watering system, and a flower garden. There is a right to spring water from a storage tank a few metres from the land and this is piped into the garden.

Is a friendly traditional Spanish village (with just a few expat home owners). There is an excellent village shop where the village olive oil and honey, locally baked bread and fresh vegetables are sold as well as practically everything else necessary for daily life.
The village has 2 bars and, this year, a 'pop up' bar with food caravan has operated outside of the village Social Centre.
The excellent doctor and nurse have a surgery in the village 3 mornings a week and on the other days they can be found in the other villages in the valley. There is also a hairdresser on Fridays and also many market stalls visit the village, selling clothes, shoes, household equipment etc. on a daily basis. The old school has a small outside children's play area and there is a larger sports and play area just outside of the village. There is also a small Olive Oil Museum in the village.
Usually classes such as Zumba, Yoga, exercise classes for pensioners etc. operate in the village over the colder months and there are many village events throughout the year such as markets, concerts and suppers as well as the main village fiesta in mid August.

The beautiful valley swimming pool ( season ticket free for resident pensioners), bar and sports area are in the next village of La Carroja. AquaGym for all and swimming classes for children operate in the summer. Another general store is to be found in Benissiva, along with the baker's (with traditional wood fired oven). The bank, town hall and primary school (transport from the the village provided) are situated in Beniali which is about 10 minutes drive away. The older children are bused to Pego ( I8 km) to school where many supermarkets and shops can be found as well as the health centre. The larger towns of Oliva, Gandía, Denia, Muro de Alcoy, Cocentaina and Alcoy are all within a 40 minute drive, as is the coast, Oliva Nova Golf Course and the La Marina Shopping Centre at Ondara.

Overflows with its stunning scenery, consists of 8 villages including Alpatró. It is crisscrossed with walking routes and has a rich flora and fauna. The valley boasts not only a rock arch but also the remains of 2 medieval castles and a watch tower and there are 2 visitable sites of prehistoric paintings. Walking and cycling are popular activities here and there is a mountain biking centre nearby in L'Orxa ( Lorcha). The Valley is famous for its cherries and hosts a Cherry Festival in June every year.
The Vall de Gallinera has a surprising number of great places to eat and drink ranging from simple Spanish bars to restaurants serving superb quality food.
