This is an older
property approx. 30 years old now located within the vast region of
orange groves near to Gandia known as Marxuquera. The property has not
been reformed however is maintained in surprisingly very good and
original condition throughout. Only having been used previously as a
holiday / summer home the accommodation is rather basic, but very livable
and would require very little work to upgrade and be made very nice
indeed or even converted to 2 independent units. The 2 storey villa is
on a 425m2 flat garden plot surrounding with plenty of room for a
swimming pool if required and there is a large traditional BBQ to the
rear. There is a boundary wall to the plot maintaining privacy and
tall double iron gates provide entry into the grounds. Road access is
excellent and the position of the villa ensures lovely cool sea
breezes throughout the summer traveling through the valley from
Gandia. Located amongst a scattering of other villas it is not
isolated and the Ermita of Marxuquera is within a short walk, here one
can find a few bar restaurant, church and school bus service to
Gandia. There is also a large football / sports ground nearby with
picnic area and BBQ's which is very popular with locals at weekends.
The property has the benefit of mains electricity, telephone line is
available, agricultural water is supplied which is very very cheap,
readily available and suitable for all purposes except drinking and
the accommodation briefly comprises of:
Ground floor: Large
covered terrace, entrance hall, lounge with fireplace, kitchen /
laundry room and a shower room. Access to the first floor is via 2
external sets of steps and it briefly comprises:

Location Marxuquera is an
exceptionally green and lush area densely planted with orange trees. All
this is set against magnificent mountain scenery which surrounds the
whole area. Throughout the region you will find a scattering of
properties which have been built over past years, some are very idyllic
and on their own and some of the areas house a collection of villas
clustered together. This whole area is now a protected green zone and you
are required to have at least 10.000m2 of land to build one property
thus ensuring that this area does not become spoilt or over developed in
the future. Within Marxuquera there are a small selection of very good
bar / restaurants, there is also a weekend Rastro market selling second hand goods
and freshly baked bread. Amenities are to be found in one of the nearby
small towns or villages of Palma de Gandia, Ador, Villalonga etc.

fishing boats coming in with the fresh catch of the day which can be sampled
at one of the many fine restaurants along the sea front. Gandia is also rich
with culture and history having many interesting attractions and palaces to
