A really
lovely and curiously charming traditional village house which is
boasting a very sunny location towards the edge of the small and
friendly village of Alqueria de la Contessa. Situated on a quiet road
with plenty of parking nearby and the vast orange groves literally 50
metres away. The amenities of the village are just a moments
flat stroll and include many small shops, schools, chemist, doctors,
sports facilities, weekly street market, bars, restaurants, banks etc.
There is also a small commercial shopping park nearby (10 min walk)
which houses larger stores including electrical appliances, furniture,
Lidl, Caprabo hypermarket, Aldi, bathrooms, ceramic tiling, shoe
warehouse etc. Alqueria de la Contessa joins with the towns of
Palmera and Bellreguard which have on offer many more major amenities.
The busy market
town of Oliva with all amenities including many shops, supermarkets,
bars, restaurants, banks, schools, health clinic, sports complex,
weekly market selling locally grown produce etc. is just a two minutes
drive. The unspoilt sand dune beach of Oliva is a mile from the town
and here one can find the Club Nautico and Marina with popular
restaurant serving the fresh catch of the day and large open air
swimming pool.
The less
commercial sandy beaches of Piles, Miramar and Bellreguard are closer
to the property and just a couple of minutes drive.
The Oliva Nova
Golf Complex with 18 hole course designed by Seve Ballesteros is a 10
minute drive from the house and boasts a beautiful virgin sand dune
beach setting with club house overlooking the course and open to the
general public, superb restaurant with swimming pools and health spa..
The main town
of Gandia with Award Winning Sandy beach is just 4 miles and the Playa
of Gandia is the No. 1 resort for Spanish tourism with many families
from the inland towns such as Madrid, Xativa etc. owning holiday homes
here. The beaches here become alive in the summer months, as the heat
in the interior rises and becomes unbearable the inland towns become
deserted and the coast overflows with life and activities, families
flock here to enjoy the cool sea breezes. There are at least 5 sandy
beach resorts with safe swimming and popular bar / restaurants all
within a few mins drive of the property.
This character house is
neither large nor small, its individual layout and design adds to the
charm of the accommodation which also has some beamed ceilings and
lovely Valencian floor tiling. There are front and rear stairs within
the house connecting the ground and first floors. Ideal for permanent
living as it has been utilized until very recently, or as a holiday
home as this sleepy little village is very deceptive in that there are
many amenities to be found here, plus it is in such close proximity to
numerous blue flag beaches and the larger town of Oliva. It could also
be used for rental purposes to provide an income.
This house
is maintained in excellent condition throughout however there is some
room for improvement e.g. kitchen and bathrooms are a little dated
now, this would need to be done with the present style considered so
as not to take away any of the natural charm of the place. Double dark
pine carved doors with windows and shutters provides entry into the
house, internal woodwork is also dark pine and in keeping with the
character. There is a solar powered hot water system installed plus a
normal hot water supply (not needed often), there are no furnishings
included in the sale and the accomm. briefly comprises of:
Ground
floor: Spacious lounge / dining room with double doors through to the
office area and
fitted kitchen, covered naia / storage area (with rear stairs up to
back bedroom) and a complete bathroom with store cupboard. Main front
staircase from the lounge leads up to the:
First floor: Master
bedroom 1 with wardrobe recess, huge bathroom, communicating sun
terrace to back bedroom 2 with fitted wardrobe and also which has a
staircase up to:
Second floor: Good size
roof terrace with magnificent views over the vast orange groves to
neighbouring towns and the distant mountains beyond Gandia.
